Risks of failing to get an up to date EPC in London

Every veteran property owner knows what an Energy Performance Certificate (EPC) is and rightfully wary of being caught out without one.

Fines, letting and selling restrictions and legal trouble are what you can expect dumped on your doorstep when you fail to comply with UK EPC regulations. Introduced on August 1st, 2007, EPCs in London are mandatory for all UK properties, commercial and domestic.

EPC surveys are relatively simple and quick to do, it just comes down to getting the right company out and it’s completely non-invasive and non-damaging to your property. What you should worry about, however, is putting it off and forgetting to get it done. The fines and hassle attached to failing to get an accurate and up to date EPC are a trouble nobody needs!

So what’s involved in an EPC?

At its core, an EPC is a document detailing the various energy and CO2 emission aspects of your property. Things like loft insulation, double glazing, rooftop solar panels and efficient modern heating systems are all beneficial to getting a great rating. EPCs give your property a rating from ‘A’ to ‘G’, with the highest band properties costing the least to maintain and run.

Getting your EPC survey done is much easier than you might imagine. In the London area there are plenty of great, reputable and qualified companies offering top-notch surveys. The surveys are also a lot easier, not to mention cheaper, than you might imagine. There’s no drilling to check you’ve had your cavities foam filled or anything like that, it’s all done with high tech equipment so it’s completely non-invasive and your property stays completely in one piece.

What happens if you don’t get one?

The trouble really comes in if you fail to get an EPC. A property without a recent, up to date energy performance certificate cannot be bought, sold or let and the owners risk fines and other legal hassle. In all honestly, such hassle is not worth it. There’s no logical reason to not get a survey done. Beyond dodging the legal troubles, getting a survey done allows you to know the environmental impact of your home and work on maximising your efficiency - and therefore minimising your bills.
